plumbing question? draining issue?









I have been noticing that the bath tub has been draining extremely slow lately…. have tried a plunger and also a water jet connected to the garden hose, any other suggestions.
ALSO, My toilete has been requireing double flushes (if u know what i mean). its gross but reminents have been coming back after first flush. I am tied into sewer, no septic. Help is greatly appreciated.
the tub has a over flow valve on it so i dont know if that would affect the vent on roof?

    You might try running a snake down the vent that sticks through the roof. If it is blocked with leaves, etc. it will cause your bathtub to drain slowly. Your double flushing is directly related in that the water cannot escape fast enough out of the toilet before it fills back up again. Your toilet is probably vented through the same vent as the tub and possibly even your sink/s. I saw this on a ‘This Old House’ episode and the venting was the problem.

    Usually it is hair caught right at the tub drain or stuff caught in the p trap. It can be snaked with a small snake through the tub overflow. The toilet issue sounds like you need to adjust the water level in the toilet. Make sure the water is within 3/4 of an inch to the top of the overflow tube. That way the toilet is using the most water to push everything down.

    Sometimes when I need to clean a drain I use a wet dry vacuum instead of a snake. it works great, sucks all the crud out.

    I would say you need to have that snaked out use a toilet auger if that doesnt work you would have to get a larger 75ft atleast drain auger and run it through the system.The overflow for the tub has no effect on the outside vent because it is behind the p trap which prevents sewer gases from coming up,its just for overflown drainage, nothing more….it sounds like its in the same drainage area your toliet and bathtub meet .Power Auger should do it.

    more than likely you have a cleam out on the outside of your house check to see if you have standing water in pipe have someone flush toilet or turn tub on and watch to see if backs up or runs slowly if so my guese would be something is obstructing sewar pipe go rent a comercial drain snake run down cleanout can be problem solver but if you pull out tree roots will bve a recurring nightmare just went thru this with my sewar hadd to dig up and replace sewar heres hopeing this is not your problem if doo yourself can cost as little as $150 if have someone else do get a loan

    I see this problem a lot, and there are several items to consider when choosing which route to go with.

    from the problem you are describing your shower drain line connects with your toilet drain line somewhere under the floor, and there is a small clog in the line causing the slow draining. if there was standing water i would say that there is a complete blockage or collapse, but since it is only draining slowly this is more than likely not the case. if you are not having this problem with any other fixtures in your house, this is the cause of the problem and not a broken or backed up main sewer line (this is the line that goes out of your house to the city’s main)

    what needs to happen to resolve this issue is that the problem drain line needs to be cleaned. the best option is to call a professional drain cleaning company.

    you can do it yourself, but there are several risks involved with doing this. the first and foremost is that renting a drain cleaning machine and operating it yourself can be dangerous, especially if you’ve never done it before. the second risk is the reinstallation of your toilet. many homeowners think that this is an easy task, and it generally can be. but more often than not an inexpeirenced person reinstalling a toilet doesn’t know to check to make sure that the flange connecting the toilet to the drain system is in good condition and can be reused. also, i have seen numerous call backs where a customer has tried to install a new wax ring themselves only to have it leak on them in the future. this can be from either improper installation, or from installing the incorrect wax ring (yes there are different ones).

    when using a professional to do this, you have guarenteed work that it will be done correctly, if you make sure that the company you have hired is licesned and insured.
